If you are purchasing real estate, we will:

Help you understand the contract of sale.
Negotiate the terms of the contract of sale.
Advise you on how to take title to the property.
Search the chain of title and check that there are no covenants, easements, or liens registered against the property that will impede your use of it.
Prepare and register all the legal documents.
Help you locate a mortgage, clarify the terms of the mortgage, and work with your lender, if necessary, to modify the terms of the mortgage.
Scrutinize the adjustments, including taxes owing and utilities costs paid, prior to the transaction closing.
Attend the closing and review all the papers you  will be required to sign.
Assist you with your due diligence relating to the co - op corporation if applicable.
Arrange title insurance protection to protect you from losses due to title defects.
Make sure that everything promised to you during your initial viewing of the property (i.e. fixtures,  appliances and even that beautiful  chandelier) are there when you are ready to  move in.
Review your home inspection report and  property  condition disclosure statement.
Ensure you receive a valid registered ownership subject only to the liabilities you
have accepted.

If you are selling real estate, we will:

Review the binder and prepare the contract of sale,  including negotiating its terms.
Prepare the deed and power of attorney if necessary.
Deal with title issues as they arise and help correct them.
Confirm and monitor the date of closing and mortgage contingency date.
Gather, review and organize required documents such as the former deed, survey, and mortgage payoffs.
Calculate and pay off conveyance taxes and broker fees.
Attend the closing and review all the papers you will be required to sign.
Arrange for the transfer of security deposits if applicable.
Make sure you receive every penny that is owed to you.

If you are refinancing your mortgage:

Our firm has significant experience working with lending institutions on residential and commercial real estate financing matters. Whether you are a first time homebuyer or a seasoned investor, we can help you achieve your financing or refinancing goals. We work closely with our clients to review preliminary broker and lender disclosures, and we collaborate with the title insurance company and bank to make sure funding of the transaction is not unnecessarily delayed. When all preliminary matters have been addressed, our office will schedule and attend the closing. We review the loan documents carefully with our clients to ensure they understand what they are signing, and we answer all their questions thoroughly to prevent unnecessary surprises after the loan has funded. We have on occasion adjourned closings when critical terms in loan documents were missing or closing costs were different from what the borrower expected. We recognize that obtaining a loan is a significant financial investment and tremendous responsibility, and we strive to ensure that all documents are prepared to the borrower's satisfaction before the borrower agrees to sign on the dotted line.
